Private Placement Financing

We have developed a working relationship with a 100-year-old, full-service investment banking bond firm. The firm raises large amounts of capital via private placements financing through both public and Bond offerings and other alternative debt structures for construction, partner buyouts, and the refinancing of real estate projects (minimum $10 million transactions). Developers can utilize property-assessed clean energy (PACE), historic tax credits, or grants for part of their equity. Apartments, condominiums, student housing, assisted living facilities (ALF), mixed-use properties, residential communities, and finished lot developments can be financed up to 75% loan-to-cost (LTC); however, hotels typically have a maximum of 70% LTC. ACL also offers access to equity investors through affiliates who can help meet developers' equity requirements.

Mortgage Financing

ACL is a commercial real estate mortgage lender/correspondent/broker and has placed over $15 billion in financing nationally for clients with its long-standing investor relationships since 1997. We have a large base of resources that can competitively finance just about any construction, rehabilitation, bridge, permanent, and small business administration (SBA) loans.  Our loan amounts start at $250,000 with no cap nationwide.

We pride ourselves on seeking out debt financing opportunities that are underserved by the institutional capital markets, particularly with developers requiring additional equity.

ACL finances commercial real estate projects in all 50 States as well as Puerto Rico and US territories with our Private Placement Financing program.

We have access to equity for quality commercial and multifamily developments through direct lender/investor relationships, as well as affiliates who specialize in equity raising. Our equity investors are typically looking for projects in the $25 million and up range in major markets or resort locations throughout the US and Caribbean Islands. We also have limited equity for both US territory and Caribbean resort developments, including Puerto Rico, through a direct investor who can also act as the general contractor for the project, helping to lower the costs of the development. This investor can work with existing construction financing or private placement debt or utilize his own financing relationships. 

ACL Funds

Fund I

Small Balance Stated lending programs that finance multifamily, mixed-use, office, retail, warehouse, self-storage, and automotive properties from $250K to $2 million. The program offers 3 or 5-year fixed terms within a 30/30 loan structure. The program is stated in that tax returns are collected, but not used in underwriting. We do not use universal cash flow in our underwriting for this program. Due to the COVID-19 pandemic, we have temporarily suspended originations. 

Fund II

Shovel ready ground-up construction for Hospitality, PIP, Retail, Medical, Mixed Use, Special Use, or Value Added.

$4 million to $16 million, 80% LTC, 10 yrs Fixed with 30 yrs amortization, Non-Recourse, Asset Based, Rates from 5.95% to 6.25%. Refinance, rehabs, unfinished, construction completion, hospitality, PIP, retail, medical, mixed-use, special use, or value-added.  $3 million to $16 million, 80% LTC, 10 yrs Fixed with 30 yrs amortization, Non-Recourse, Asset Based, Rates from 5.95% to 6.25%.  Borrower issues will be considered. Property values are the focus of this program.
